Greetings to all:

Our annual meeting took place November 12, 2005 at the Sunset Grille in Duck. The Board of Directors met prior to the general meeting at the Duck Fire Department. Board members present were: Ken Taylor, President, Diane Kidwell, Secretary, Don Witosky, Treasurer, David Ingram, John Kip and Bob Avery. Other members and guests that attended the board meeting were: Donald Steger, CPA, Sue Braun, Property Manager, John and Joan Witt, John and Anita Coates and Kathleen Libbey.

In addition to the above, members present at the general meeting were: David and Carol Stark, Jim and Janet White, Mason and Miriam Camp, Mike and Mary Durkin, Roy and Sewell McLeod, Barbara Richardson, Jan and Toby Sowers, Laura Beech, Harold and Ganelle Cook, Carol Comstock, George and Veronika Zoebl, Betty Ingram, Libbey and Marshall Talton, Dan and Kitty Tully (PTHOA) and Bruce Gaskey (PTHOA).

Following a luncheon buffet, the general meeting began at 2:00 pm. Our president, Ken Taylor opened the meeting with a discussion of how much nicer our property looks. We have made many improvements over the last two years and will continue to do so.

The Spinnaker condominium exteriors were cleaned and the Villas and Skipjack condominium exteriors were cleaned and stained. Guttering was added to the Skipjack building. Rewiring was completed for the sound side gazebo, fences at Duck Road and the oceanfront fences on Quarterdeck Drive.

Association fees increased this year. This is the second increase we have had in 24 years. Ken Taylor praised Don Witosky for all of the effort and hard work he put in creating our 2006 budget. A copy is enclosed for your review. The common areas are owned by Port Trinitie Association (PTA). Port Trinitie Homeowners Association (PTHOA) pays a monthly fee for the use of amenities.

Condominium insurance premiums may rise significantly, as their status may be changed from residential to commercial. Diane Kidwell is currently working on this. Ken stated that deductibles are increased if there are more than 2 claims within 3 years.

Following is a number of comments that were made by various members to be considered and/or taken care of by the Board of Directors or Sue Bmun:

1. The northern access to the beach needs additional clean up and should be wider.

2. Exterior decks need repair/replacement with heavier boards.

3. Skipjack chimneys and decks (leak problems). Proposals for both presented by Sue Braun at the Board of Directors meeting.

4. Doggy bags to be placed in units to encourage pet clean ups.

5. Ideas for the cleared area east of the Skipjack building.

6. A sign to be placed on the drain field area at the Skipjack building to discourage driving over it.

7. Water hoses for common areas not to be hooked up to homes without permission.

The meeting adjourned at 2:4.5 pm. In closing, we received many compliments from the Town of Duck for the appearance of our property and won The Best Seasonal Display Community Appearance Award. Look for a picture of our entrance in The Coastland Times. A picture will also be posted at www.townofduck.com. I would like to thank Linda Dail (grounds, pools, maintenance and security). Great communication and coordination of duties/projects between Sue Braun and Linda have been noticed and appreciated by many.
