HOME USE RULES (02/01/2006)

WELCOME TO PORT TRINITIE
Port Trinitie Owners/Guests Following is some information about our resort. Please take the time necessary to read it and adhere to the policies and procedures set forth.

PROPERTY MANAGER
Sue J. Braun I have two offices. In addition to my home office, a second office is located in the small building at the soundside pool. The phone number is (252) 261-7315. My pager number is 473-9224. During in season (Memorial Day-Labor Day) I am in my soundside office from 10-5 on Mondays. I am on site on Fridays year round. I have an answering machine so that I do not miss your calls.

MAILING ADDRESS
Our mailing address is P.O. Box 1674, Kill Devil Hills, NC 27948. Please mail all correspondence to this address. Do not use the Duck address.

HOUSE CLEANING TIMES
Each Friday between 11 am and 4 pm a general cleaning is done. This includes-vacuuming and mopping, dusting (general only), tubs, toilets, sinks and refrigerator and stove wiped out. If this has not been done to your satisfaction, please call the office upon check-in and be specific about what was missed. This is very important in maintaining the quality of the cleaning done here.

HOUSE OWNER PETS ALLOWED
There is a $20.00 charge for bringing pets. This applies to owners only. Tenants are not allowed to bring pets. I do not bill for this and expect you to be honest and voluntarily pay for this fee. When walking your pets, please clean up after them.

DEPARTURE TIME
The house should be ready for a general cleaning not later than 11 am on Friday. Do not check out later than 11 am.

FURNITURE & HOUSEHOLD ITEMS PLACEMENT
Put all furniture, pillows, dishes, etc. back where they belong. The sofa cushions should be rotated and look neat and in place. Deck furniture should also be in place. There should be no trash on the decks, around the house, or in the garages.

SMALL APPLIANCES
All small appliances should be cleaned and ready for the next person to use, ie the coffee maker.

DISH WASHING ON DEPARTURE
If you do not have time to put the breakfast dishes away, at least have them running in the dishwasher when you leave.

COUNTER SURFACE CLEANING
All cabinets, drawers, dressers, and closets should be left neat and clean. This includes underneath the kitchen sink.

DISH WASHER RESTRICTIONS
Stemware and blender parts do not go in the dishwasher.

OUTSIDE ITEMS
Grills are not to be used on decks, under decks, or in the garage. This is a fire hazard!

ICE MAKERS USE DURING WINTER MONTHS
Ice makers are turned off in Spinnaker units during the winter months. The pipes are completely drained. There is a very good reason for this. It is the first pipe to freeze and the damage is considerable. Please do not turn the ice maker in your wet bar on during the winter months.

BED LIENS
All bed linens (that will fit), rugs, shower curtains, and kitchen linens should be washed, dried, and put back in place on an as needed basis.

CARPET SPILLS
Spills on the carpet and furniture should be cleaned up immediately. This will prevent stains. Do not sit on furniture with lotions and/or oils on your body.

VACUUM CLEANER USE
A vacuum cleaner is provided for each home. When heavy sand and dirt is tracked in, please use it.

ROOM LIGHTING
Light bulbs are under the kitchen sink. You are expected to change your own bulbs.

HOUSE ENVIRONMENT
Become familiar with your home. Report any repairs or breakage as soon as possible. Emergency repairs are done immediately and other repairs are done as soon as possible. If you plan to check out early, please let me know. This will give us extra maintenance time in your house.

HOUSE SWEEPING
Each house has a broom. Please use it at entrances and on decks. It will keep a lot of the sand out of your house and sand is very hard on the carpet.

LOCKING DOORS ON DEPARTURE
Do not attempt to check in prior to 4 pm. We need this time for cleaning and repairs. Remember-you are responsible for your children, guests, and if you rent your house, your renters behavior and any damage caused by them.

POOLS
Our first pool is located on the soundside. Please observe posted rules. There is a limited number of chairs and tables, so keep this in mind and share with your neighbors. Blankets and glassware (from your units or your own) are not to be taken to the pools or beach. Our second pool is located across (to the south of) the Skipjack townhouses on the Oceanside.

SPACE HEATERS
Do not turn off or unplug the space heaters during cold weather.

HEAT PUMP CAUTIONS
Do not store any paper or plastic beside the heat pump in the kitchen.

TENNIS COURT LOCKS AND COURT USE
The combination to the tennis courts lock and boat ramp lock will be changed periodically and communicated in the security information distributed each week during the in season. Tennis courts are used on a first come basis. Please do not monopolize the Courts unnecessarily and remember to lock the gate when you are finished.

TRASH SERVICE
Garbage pick up is mechanical and placement is important to insure that your can will be picked up. Garbage pick up is on Monday and Friday-early am. Make sure that your can is placed at the road the evening prior to pick up and returned to your house after pick up. Garbage not inside the can will not be picked up.

BEACH WEAR AND TOWEL DRYING
No clothing or towels are permitted to hang over the deck railings.

UNREASONABLY DIRTY UNIT(S)
If a unit is found unreasonably dirty, an extra cleaning fee will be charged to the owner. If for any reason you get tar or foreign material on your feet/shoes, please remove it prior to entering your house.

LONG DISTANCE CALLS
Make all long distance calls collect. You may also use a credit card or your own cell phone.

AIR CONDITIONER SETTINGS ON DEPARTURE
When you check out-turn the A/C to 75 or (during winter months) the heat back to 68. Also, turn off all lights and make sure your windows and doors are closed.

CLOTHES DRYER
Please clean the lint filter in your dryer after each use. This is extremely important in preventing fires. Equally important-do not use lighter fluid to start a fire in your fireplace.

NO KITCHEN FOOD DISPOSAL UNIT
Food scraps, fish, grease, or other objects should not be rinsed down the sink drains or flushed. We are on a septic system and plumbers are expensive.

VCR/DVD USAGE
Please be very careful when operating your VCR/DVD, Stereo, or TV sets. Do not allow children to make adjustments or play with them. If you do not know how to use your VCR/DVD player, call the office for assistance.

LOCKING DOORS ON DEPARTURE
Prior to check out, lock all doors, but do not bolt the entrance door.

OPERATING THE JACUZZI
Take care when operating your Jacuzzi. Make sure the water is well above the jets before you turn it on. Do not stick fingers or objects in the jets and do not splash water over the sides, as gravity will make sure that it ends up on your living room ceiling. No more than two adults should use the Jacuzzi at the same time and children should never be left unattended.

PROPERTY MANAGER BLUE MESSAGE BOX
There is a blue box outside of my sounds side office door for keys and notes to be left for my pick up.

SECURITY
Please refer to the security bulletin distributed during the summer, so that you will be familiar with car pass requirements, parking, tennis court/boat ramp combination and general information.

I want to thank all of you for your help and cooperation in keeping your beach home an attractive and enjoyable place to be. We wish for you and your family a carefree and memorable vacation.
